Highland’s investment philosophy is radically different from many of its competitors. Rather than a narrow and formulistic acquisition criteria, Highland weighs all factors of a transaction including tenant quality, asset location, value, quality of the lease and price. Thus, a short-term lease with an excellent tenant and priced realistically may have as much appeal as an investment-grade rated twenty-year bond type lease transaction.
 

Highland is interested in the following general areas:

Corporate Sale-Leaseback:
The acquisition of corporate sale-leaseback transactions with credit-worthy tenants. A particular area of interest for Highland is to provide sale-leaseback financing for the less than investment grade entity owned by private equity sponsors. Highland has an experienced skill base for understanding the credit worthiness of a business beyond its bond rating. Whether investment grade or not, Highland Equity will provide a competitive solution, executed in a timely manner.  

Corporate Development Services:
The creation of strategic alliances with developers of single-tenant, net leased properties as well as corporations that engage in a design-build process to self-develop their own real estate. Highland’s goal is to create multiple property opportunities by providing turnkey financial solutions for either the developer or corporation.

Portfolio / Pool:
The purchase of pools of properties involving low per property costs. Typical transactions might involve franchise retail situations.

One-Off Opportunity Transactions:
The acquisition of individual assets weighing all factors of their financial structure thus creating opportunities in “out-of-box” situations. Typically, these transactions will involve shorter lease terms or other components atypical of the traditional single-tenant buyer’s focus.
